How to become a Valuable Real Estate Agent in a Growing Real Estate Brokerage

Keep in mind that different real estate brokerages may also have their own requirements prior to hiring you on.

Selecting a Brokerage

 

A broker is who your ultimate employer will be. While you are an independent contractor, unless you have your own brokerage and brokerage license, you will need to hang your license under the umbrella of a brokerage.

 

While looking for a brokerage, take a look at its number of Realtors, reputation, along with training programs that they may offer. It also helps to interview Realtors currently working with these brokerages as it can help determine if the brokerage will be the right fit for you.

 

Commission splits are also an important consideration when determining which brokerage you will sign with.  Some offer heavy splits, but charge low monthly desk fees.  Others give very appealing splits, but you will have a higher monthly desk fee. How the commission is divided will have a huge impact on the amount you take home at the end of the day.  So set your goals, determine what is realistic, and what commission model will net you the most.

 

How to get your license?

 

There may be different options to obtain your license, and it will ultimately depend on your province.  In Manitoba, you can either go through the aforementioned four-phase approach, or if you have had your license in a different province or state previous, you may be able to challenge the licensing exam and skip the coursework.  A number of provinces may also request you obtain a criminal background check.  In Manitoba, it is recommended that you obtain a Commissioner for Oaths certification, in order to sign off on the Homesteads Act section on offers to purchase.

 

Prepare for the First Year as a Real Estate Agent

 

Remember that agents are usually paid on commission, and it might take a long time before you make your first sale.  First-year real estate agents should allocate some cash to aid them to get through the initial phase. As a rough rule of thumb, six months of savings is recommended. This gives you some breathing room while you learn the ropes!
